 "Family Emergency Causes Foreclosure"

When these people called they needed to get some money to move.  They had exhausted all avenues to keep their house and the day of reckoning was upon them.  The daughter had been in rehab for six months.  The father was retired and his credit was already bad.  I gave them money to move and they won.  I got a nice little house to rehab and I won.

This retired gentleman, whose daughter lived with him and took care of his business, had found himself in dire straights.  With his daughter in rehab for six months, things had really gotten out of hand.  They had already worked with the lenders loss mitigation department and worked out a plan to make up payment that were in arrears.  In reality, he couldn’t afford to make one house payment let alone two.  The foreclosure sale was only four days away.

I gave him money for moving expenses and he signed his house over to me subject to the existing mortgage.  I made up the back payments to stop the foreclosure.
