Subject: Prospecting Update

 

As you may know, after I used my prospecting system for pre foreclosure deals for a little more than a year, my health went south.  I had to quit my business and concentrate on recovery of my health.  About six months ago the recovery progressed to the point that I was able to write the book.   I then decided to try prospecting some more on my own behalf.  This is a report on that effort.

 

·        This time, I didn’t want to do much so I (still in recovery) decided to test it by prospecting only twelve people at one time, then wait for the results.  Here are the result:

·        Of the twelve people I chose, it turned out that three had already moved.

·        From the nine that I communicated with, I got two calls.

 

·        The first call was from a lady with health problems, who needed to get rid of her big house.  She had already filed Chapter 13 Bankruptcy, but her payments were too high.

·        Her house was four bedroom 3 ½ bath with an outside entrance to an office.  It was in good repair outside, but needing updating on the inside.  She owed $117,000 including back payments. The fixed up value was $160,000 to $165,000.  Repairs were estimated at $8,500. (See Picture Below)

 

 

·        I will get clearance from the bankruptcy trustee to make sure she can sell the house. I used the negotiating techniques exactly as I did in the case studies and here are my results.   She has agreed to let me buy her house subject to the mortgage, make up the back payments to stop the foreclosure sale scheduled for the next Tuesday, give her $750.00 for moving expenses, and I have made a friend in the process.  (If we do not make a deal and the sale takes place as scheduled, she will get nothing but bad credit and no place to live.)

·        In the book, I have provided all the paperwork I will use to make this deal happen.

 

·        The second call, which I answered as I did in the book, was from a lady who felt she was in over her head and wanted to get rid of her house.  I made the appointment to see if there was a deal I wanted.  (See House Picture Below)  I found she was very easy to talk to and was willing to work with me anyway she could.  She had only lived in the house for seven months and the mortgage and back payments were about $70,000 or 100% of the house value.

 

 

I will not be able to help her.  But I am in the process of contacting her lender to try to arrange a short sale (Buy the mortgage at a discount from the lender)

 

I am so glad to be back in business and helping people. I know I will never have to search for real estate deals because they will be calling me.
